Rates & References
My rates are as follows: $80/hour for plumbing, $70/hour for electrical, $60/hour for all else per laborer. Most plumbing and heating work is charged for on a piece rate basis (not hourly) which includes labor and materials. Materials are in addition to these hourly labor rates - they are not marked up and any contractor discounts I receive are passed through to you, but shopping time is charged for at the base labor rate of $60/hour. I charge in half hour increments after a 1 hour minimum. I charge a nominal appointment fee of $25 during normal business hours which pays for gas and my travel time and shopping for and stocking of basic materials so I am prepared for most common tasks without additional shopping labor charges. If the drive time is more than 30 minutes one way there is an additional $25 fee. *If you are a business or are unable to pay within 15 days, the rates are $10 per hour more for each type of work and there is a $60 trip charge - this is to compensate for the extended period of time to receive payment and the extra paper work.
Estimates are an approximation of what a job is anticipated to cost for the originally agreed upon scope of the project. The actual cost to complete the job, whether more or less will be due upon completion. Notification will be given of any overages and written approval of the overage or additional work may be requested. A firm bid can be provided if specifically requested.
After hours, between 5:00PM and 9:00AM and on weekends I charge a $50 trip charge and $10 more/hour than my standard rates, with a 2 hour minimum.
Payment is due within 15 days of receiving an invoice and is subject to an additional compounding 10% late fee every 15 days it is late (ie. 45 days late would be charged 3 separate compounded 10% late fees). A $50 administrative fee is charged for every bounced check in addition to all statutory remedies. The cost of collections including time spent by High Country Property Services and Maintenance at $60/hour plus any legal fees and expenses, and litigation and collections costs shall be the non-paying customers responsibility.
